Remodeling services Camas WA homeowners actually call back
TLC Home Solutions is a small, licensed remodeling company based in Camas, Washington. We work on homes across Camas, Washougal, Vancouver, Battle Ground and Ridgefield — most of them within a twenty-minute drive of the shop.
The work splits into five things: kitchens, bathrooms, custom carpentry, exterior siding and paint, and the structural repairs that turn up in the middle of all four. We do those ourselves rather than brokering them out, which is why the list is five items long and not fifteen.
Kitchen remodeling
Layout changes, custom cabinetry, countertops, tile and the electrical and plumbing that go with them. We handle framing and finish carpentry in-house, so when a wall needs to move we can tell you on day one whether that is a weekend of work or a structural project.
Cosmetic refreshes run roughly $15,000 to $30,000. Full remodels with new cabinets and appliances land between $30,000 and $75,000.
Bathroom remodeling
Custom mud-set shower pans, waterproofing membrane, tile, vanities and glass. A bathroom is the wettest room in the house and the one place where shortcuts show up two years later, so we build the parts you will never see as carefully as the tile you picked.
Refreshes start around $8,000. A full master bath with a custom tile shower and glass typically runs $28,000 and up.
Custom carpentry & built-ins
Rough framing, structural repairs, trim, crown molding, doors, windows, cabinetry and one-off pieces built for a specific wall in a specific house. This is the part of the job I came up doing, and it is the reason we can take on remodels where the drawings stop being useful once the wall is open.
Linen towers, window seats, mantels, arched alcoves, mudroom lockers — if it has to fit an opening that is not square, it gets built rather than ordered.
Siding, exterior paint & dry rot repair
Fiber cement lap siding, exterior painting, roofing, seamless gutters, trim repair and weatherproofing. Dry rot is the one that matters most in this climate — wet winters find every unsealed joint, and by the time paint is bubbling the damage is usually behind it.
We pull the rotted material back to sound framing, repair the structure, then re-side and paint. Covering it up is cheaper and we will not do it.
Structural repairs and whole-home remodels
Some jobs start as one room and end up being three. Older homes around Camas and Washougal were built in batches, and each batch has its own habits — undersized headers, a floor that was leveled with shims instead of joists, a wall someone opened up without accounting for what it was holding.
Because we handle framing, drywall, tile and finish carpentry ourselves and coordinate the plumbing and electrical with trades we have used for years, a whole-home remodel does not turn into five contractors blaming each other. One scope, one price, one person answering the phone.
